First of all congrats on selling your house. I just went through this process. We bought a house in November before even putting our townhouse on the market. We (I mean me) had to do some painting, new carpet, and some odds and ends to get true value for it. Luckily we sold it in like three weeks. All I can say is that your in for a job. I'm finally starting to see the light at the end of the tunnel. It's a lot of hard work. I went from playing COD 5-6 days a week to like once every two weeks. Like Scott asked me the other day "where the hell you been Gunz you used to play all the time" So good luck my friend and P.S I'm glad I live a couple hundred miles away so that I don't have to help..lol

Congrats on the Sell. I'm putting my house up this weekend and am looking at building, if my wife will ever say yes to a lot, or just a new home. Its stressful around here so hopefully your search goes smoothly.

Sorry to here that you lost the dream house, but congratulations on the sale of your current one. The good part is that you and your wife found a home that you both really liked and so you can tell your agent what exact qualities you're looking for in a house. You can also contact your local banks and see if they have any houses that they have yet to list on the market. There was a big push by the government to have banks sit on some of their properties to keep the housing market from crashing further but, from what I understand, they will still give you a list and sell those unlisted properties.
Anyway, thank you for the dance around your house, I never knew that you were so tall, and early congratulations on moving in to your perfect house.
congrats man! We did the same thing when our daughter was born. Needed a new house away from a busy road. I ended up getting a forclosure from the bank I work for. They don't allow you to sell your existing house first so I was making double payments on everything for quite some time. Glad you didn't do it that way. It is still making money tight.
Now we live on a private road with no traffic, 4 places on the road, 5 acres, double the square footage and amazing views! I just love it! Good luck man and I hope you find the house you want! I think the best part was looking at them!!! The worst part is the boxing, moving, and unboxing...

Selling should be the hard part, now comes the fun part, looking to buy! It's like you're a first time home buyer again! Now is time for the realtor to earn their money, press the realtor for daily email updates/postings, and keep your eye out for private sales. Realtors usually avoid private sellers, unless they're in a pinch.
What ever you do, keep your Xbox near the top of the pile!

Congrats on the sell man! Now the sucky part is packing! Yuck! We live on a street with a culdesac and will never live on a normal street again. It is great for the kids. LOL Yeah really.
So we had our home inspection yesterday and the inspector found a vent pipe from the water heater/furnace with "improper rise" meaning the air needs to rise while venting otherwise it can cause a back draft an potentially pump carbon monoxide back into the house.
What sucks is this is they way it's been since we bought the house back in 01 with no issues so we have to pay to have someone come out and look at it and then probably fix it.

That sucks. Gotta love surprises. Hopefully the negative slope isn't too bad. If isn't not bad and you have room in the Floor joist or roof space, it could be a simple job of lowering the initial vent right at the water heater/furnace to get a lower starting point and then supporting/strapping the vent along the run out to maintain the angle. Something you could do yourself with some metal screws, tin snips, metal pipe strap, and silver UL tape.

I think that's what needs to be done too. The bright side is now that the inspection is done. Any work has to be completed by a licensed professional! YAY!

I don't know that that technically requires a license to fix but without paying for a second insp. you would want a HVAC or general contractor to sign off on the repair for full disclosure purposes. If you happen to personally know anyone, do the work yourself and have them write a work order for it.

That's my plan. I have a buddy that's a licensed contractor so I will go that route on the piddley shit. The HVAC they are going to want a professional look at it and I cant say I blame them.

I've started wandering different parts of my house lately looking at different things trying to think like an inspector/potential buyer...but you just never know what they'll come up with.

It's amazing what they find and what they completely miss. For instance, I have a storm door in front and a few years ago the wind caught it and slammed into the railing. Well it jacked up the door to where it is out of square and wont latch on it's own without pulling on it. The inspector said NOTHING about the door but noted the railing is loose from being hit. I had no idea it was loose because who the hell ever even touches it? Oh well, a tapcon is a hell of a lot cheaper than a storm door.
